If you feel that a process at BCC is taking too long, please do not take it personally. Every process at BCC is about record-keeping; not about people. If the forms have been filled out correctly and all the data is accurate, then the process moves forward. If the application is incomplete or if the unit is not in good standing with the Association, then the process doesn’t move forward.
Board Members do not have parking stickers, pool passes, extra building keys, etc. They have nothing to do with those processes. Board Members do not issue Notices of Violation. Board Members are unpaid volunteers who donate their time to do very important things for our community like take Village of Palatine classes regarding Crime Free Multi-housing, analyze the budget and vote on those matters, meet with outside vendors to make sure BCC is getting the most value for the dollar, communicate with the Association attorney when legal issues come up, etc. Please do not make requests of individual Board Members. Please do not contact individual Board Members outside of Board meetings. They do not work for the Association. They simply vote on policy and budget matters. It is not in the BCC budget to pay an administrative assistant to sit behind a desk and be available to address these issues immediately. BCC tried that for decades, and it had a negative effect on our financial stability. We are only 132 units. An association our size is way too small to justify a full-time administrative assistant for requests of this nature. Instead, the Association has provided all necessary documents, manuals, etc. online for free download. The burden is now on the Owners to plan ahead and get all the paperwork in for processing. Please allow 6-12 days for processing.
Regarding new Tenant orientations, BCC is not an apartment complex. BCC does not have to allow any rentals whatsoever. Leasing a unit to a Tenant is a request that an Owner is making of their Association. It will be treated like a request and subject to the Village of Palatine Crime Free Multi-housing program. New Tenant orientation is designed to maintain safety and security at BCC, and that is the only priority.
